Phase I, II and III assessments

Environmental Site Assessments

Phase One, Two and Three assessments for property in the DeKalb, IL area, from records review through remedial design.

What the records and a walk of the property turn up

A Phase One Environmental Site Assessment identifies potential or existing environmental contamination liabilities for both the underlying land and the physical improvements on it. Nothing gets drilled at this stage. The work is records, history and a careful look at what is on the property today.

Indevcon's Phase One covers asbestos-containing materials, an inventory of hazardous substances stored or used on site, mold or mildew, lead-based paint, and the historical background of the property and its surroundings. The firm's experts have undergone professional training to surpass the American Society of Testing & Materials (ASTM) standards regarding potential risks.

Many properties end here. If the site is considered contaminated, a Phase Two may be required.

Soil, groundwater and building materials, measured directly

A Phase Two Environmental Site Assessment collects original samples of soil, groundwater or building materials to measure what is actually there. The contaminants on the list include petroleum hydrocarbons, heavy metals, pesticides, solvents, asbestos, lead and mold.

In the field that means soil and groundwater borings and the construction of monitoring wells. Suspect building materials and paint chips are sampled for asbestos or lead, and swab samples are taken for mold. Computer modelling then supports site characterization and the recommended remedial technologies.

Where the contamination stops, and what it takes to clean it

A Phase Three Environmental Site Assessment delineates the physical extent of contamination, based on the recommendations made in the Phase Two report. It answers how far the problem reaches before anyone prices a cleanup.

From there Indevcon prepares a remedial design using the latest studies and modelling, weighing cost and logistics to find the most effective restoration of impacted soil and groundwater. Who orders an assessment before a property changes hands?

Indevcon works with real estate agents and brokers, bankers, investors and other professionals who deal in property transfer transactions, and with the single-family homeowner too. Each phase goes one core deeper than the last.

  1. Phase One

Records, site history and a walk of the land and buildings. Produces a written picture of potential liabilities, from asbestos-containing materials to the hazardous substances stored on site.

  2. Phase Two

Original samples of soil, groundwater and building materials, taken through borings and monitoring wells. Produces measured contaminants and a modelled site characterization.

  3. Phase Three

Delineation of the physical extent of contamination. Produces a remedial design that weighs cost and logistics for the restoration of impacted soil and groundwater.
